Some real estate professionals dismiss open house events, but I remain devoted to the method as yet another means of promoting your listing. I am even able to do virtual Open Houses to ensure your property receives as much exposure as possible.

My track records show that open houses can, and often do, get properties sold. For every open house hosted, I advertise the event across social media profiles and various other online community hubs. I also raise awareness through quality signage placed at key locations.

Every single listing of mine includes a pro photography package optimized for both print and web. (Video packages are also offered.) A Redfin study reported that professionally photographed homes sell for up to $19,000 more than homes photographed by an amateur. The study also showed that homes photographed by a professional attract 61 percent more online views. This is a powerful marketing tool translating into true ROI (cash in your pocket) for sellers.

Furthermore, I spend time at every listing to determine a game plan for optimal staging, working closely with our sellers to determine which current decor elements best tell the lifestyle story.

As my seller, if your home is listed with me, know that there is no upfront fee for our photography or styling services. My goal is to sell your home quickly and I feel this approach greatly enhances listing exposure.

Clean + declutter the entire home. I like to have a professional house cleaner come in and clean, as well as have all windows professionally washed.

Replace batteries and/or units for smoke/CO2 detectors.

Begin to store any personal/family photos and precious items.
